Job Description

Reporting to the Manager, Commercial Real Estate and Leasing, the Advisor, Commercial Real Estate and Leasing is responsible to ensure proper management of commercial leases for Freedom and Videotron's real estate portfolio.

  • Provide cost comments and recommendations for regular transactional documents.
  • Draft the preliminary approval documents (PAR)
  • Produce, provide comments and recommendations on monthly rent variation reports.
  • Communicate directly with landlords to understand invoice and rent charge negotiate the terms related to commercial leasing.
  • Communicating directly with landlords for various operational requests and in connection with premises development work.
  • Provide comments and recommendations on annual adjustment of additional charges related to the leases, such as those associated with the rent.
  • Verify that the data is accurate and up-to-date in the administrative and accounting software.
  • Analyze rent increase notices and adjust in accounting software.
  • Enter all invoice data in accounting software.
  • Notify Hydro and other external suppliers to waive liability when closing.
  • Request to create a new supplier and landlord, check on the various government sites to validate if tax number and company name exist.
  • Communicate with the city or relevant authorities regarding invoices for business taxes and BAI.

  • Review/reconcile LL statements of account.
  • Review and manage Year End CAM, Tax, HVAC & Utility Reconciliations
  • Respond to various requests from finance, lenders, auditors, etc.

 

Qualifications

  • Bachelor’s degree in administration or any relevant field.
  • Minimum of 5 years of experience in commercial real estate finance operation
  • Minimum of 2 years of experience in negotiation
  • Proficiency in software: MS Office, etc.
  • Expert in reading, understanding and extracting information from retail leases
  • Strong Organizational skills, attention to detail, and effective priority management
  • Comfortable working under pressure and tight deadlines
  • Thrive in a TEAM setting and are an effective collaborator in a transparent and highly communicative atmoshphere
  • Self-starter with ability to complete tasks with minimal direct supervision
  • Advanced proficiency in spoken and written English and French. The employee will regularly communicate with internal colleagues and external partners.
